1. A silyl lipid having the structure shown in Formula III or Formula IIIa:

wherein R1, R2, and R3 are independently H, —CH3, or a substituted or unsubstituted hydrocarbon containing two to ten carbon atoms,
X1 is nitrogen or —(OPO3)—,
X2 and X3 are independently methylene or carbonyl or together are a quaternary carbon;
R4 and R5 are independently selected from methyl and a hydrocarbon or substituted hydrocarbon of 4 to 12 carbon atoms;
R8a and R8b are independently methyl or a saturated or unsaturated hydrocarbon of 2 to 10 carbon atoms;
n1 is 1 to 6; and
n2, n3, n4 and n5 are independently 4 to 12.
