A method of making a metal organic resin, the method comprising heating a mixture of a zirconium halide salt and 2-amino-terephthalic acid (NH2—H2BDC) in an acidic aqueous solution, whereby a reflux reaction between the zirconium halide salt and the NH2—H2BDC forms particles of a metal organic resin comprising a metal organic framework and associated counter ions, the metal organic framework comprising zirconium nodes coordinated via organic molecular linkers in a connected porous network, wherein the organic molecular linkers are protonated and amine-functionalized.
